Home flipping experts reveal the story of their first renovation

Like a first kiss, first car or first day of school, entrepreneurs and home renovation experts Ashley and Andy Williams will never forget completing their first home renovation project.

“That day began as all our days do — with organized chaos,” Ashley said. “We got our two kids ready for school amid a mad dash of ensuring book bags were packed, homework was done and items for after-school activities were all in their proper places. We also made sure that our own go-bag for the day was filled with almonds, water and fruit in case a hot property hit the market. As busy parents and entrepreneurs, we need the energy that almonds provide so we can stay on our A-game from school drop-offs, house hunting and everything in between.”

They took the scenic route around town looking for a project to take on. That’s when they saw it: a home that had been sitting on the market for 236 days, looked like a time capsule from 1976 (complete with wallpaper and original kitchen appliances) — but had incredible potential to be transformed into a place that any family would want to call home. Just like the feeling of falling in love, they said they knew it was the right project for them. They immediately called the listing agent to arrange a meeting with the sellers and sketched out their proposed vision. The sellers felt their passion for the property, and the deal was sealed.

Then, the work began. It turned out that the 1970s charm they loved about the house was the same thing that threw them curveballs at every turn. From the outdated plumbing and HVAC systems to the decades-old wiring to the foundation and flooring — the house needed a huge overhaul to conform with modern building codes. Those first few weeks of the renovation were long and tiring, but productive.

Once the bones of the house were up to code, they turned to the interior. From choosing family-friendly, durable kitchen appliances to finding the perfect color laminate that would run from room to room, they poured their hearts into this renovation — just as they had with their own home years prior.

Then finally, after five months of hard work, it was time to put what had become their second home on the market.

“We brought our kiddos over to put the finishing touches on the staging and by the end of the week, we sold the home to a young family who appreciated the charm and design of the home as much as we did,” Ashley said.

Power Packed Almond Maple Granola

Ingredients:

3 tablespoons unsalted butter

3/4 cup maple syrup

2 tablespoons honey

2 cups oats

1/2 cup slivered almonds

1/4 cup chopped dried apricots

1/4 cup roasted and salted sunflower kernels

1/4 cup roasted and salted pumpkin seeds

Preparation:

Preheat oven to 350 F and line a rimmed cookie sheet with parchment paper. Combine butter, maple syrup and honey in a small saucepan and cook over medium heat until butter is melted, but not boiling. Remove from heat. Combine the remaining ingredients in a medium-sized mixing bowl. Pour in the butter mixture, and stir to combine. Spread onto the prepared cookie sheet, bake for 12 to 15 minutes, stirring after 7 minutes. Remove from the oven and cool. Enjoy as a snack or with yogurt and fresh fruit. Store in an airtight container.

Dr. Nicole Avena, assistant professor of neuroscience at Mount Sinai School of Medicine and visiting professor of health psychology at Princeton University, explains six popular nutrition trends including sustainable snacks, new plant-based milks, prebiotics and probiotics and the latest on gummy supplements vs. traditional vitamins:

1. Matcha vs. coffee? A premium green tea powder from Japan, matcha is used for drinking as tea or as an ingredient in recipes. While coffee and matcha have about the same amount of caffeine, matcha packs lots of great antioxidants. Check the label to make sure it has been tested for heavy metals, as some matcha can contain lead from the soil where it was grown.

2. Shelf-stable probiotics vs. refrigerated? Only two strains of probiotics are shelf-stable, whereas different and diverse strains can be present in refrigerated probiotics. But, shelf-stable probiotics have the advantage that they can be used in other food products, like granolas, butter, soups, etc. Just don’t mess with the packaging or open blister packs until you want to use them, as they are packed for preservation. Dead probiotics won’t harm you, but they don’t have any health benefits either. Remember there are different probiotic strains for different issues: i.e., you don’t want to take a digestive or immunity probiotic for vaginal health issues. Instead, try Pro-B as it contains two strains of lactobacilli, which are optimal to promote vaginal health.

3. Algae oil, fish or olive oil? Algae oil is vegetarian and a source of omega-3s and DHA (good fats to support brain health). Algae oil is safe to use in pregnancy (when eating too much fish can be harmful because of mercury) and is heart healthy (studies show it lowers cholesterol and triglycerides). It also has more monounsaturated fat than olive oil.

4. Cow’s milk vs. almond milk? Despite its popularity, almond milk often has less than 2 percent actual almonds in it, has a lot of added sugar, and is not necessarily better for the environment because it takes five liters of water to grow one almond.

5. Make sure to start taking a prenatal dietary supplement like OB Complete that contains 1,000 mg of Folate, 40-50 mg of iron and 1,000-1,200 IU’s vitamin D when you’re trying to conceive right through breastfeeding.

6. Gummy vitamins are just as effective as pills and chewables. The best way to get needed nutrients is through food, but, people don’t always have eating habits that provide them with all the nutrition they need. Others have deficiencies that diet alone can’t resolve. Supplements can fill the gap, but people are more likely to take their supplements regularly if they taste good and they’re convenient. Permission To Be “New” And Imperfect In 2019

We hear so many complaints about the unrealistic expectations created by the media about our physical appearance and or social status but the much needed conversation about the pursuit of perfectionism in the realm of self-love is often a conversation held among like minded community members and not publicized nearly as much the image of perfection is. So as 2019 approaches let this be your sign or written decree that you do not need to be perfect to pursue your goals. 

Self-love and improvement is not always flawlessly executed. This is your confirmation that in the midst of stressful days and slow mornings you owe it to yourself to stay the course of your goals regardless of how your execution may look.

  1. Don’t compare your starting point to someone else’s middle point. Basically don’t be afraid to start slow and honor where you are in your journey. Baby steps are still steps and sometimes it makes the journey more satisfying when you end up improving a lot.

2.  Don’t talk yourself into stopping before you start because your “mind isn’t right.” There will be times that you feel distracted. Consider it an honor to work for yourself even in those moments the same way you would for your job or a fortune 500 company that you would consider it an honor to work for. You are worthy of your own honor.

3. Don’t be afraid to start over. There is nothing wrong with hitting reset. Don’t take it as a mark of defeat. Take it as a victory because you are still willing to stay committed to your goals. As cliche of a saying as it may be, it is very true that the only real failure exists in giving up completely. Don’t give up. 4. Remember! You are your biggest hater. This is possibly the most avoided truth on any self-discovery journey. It falls into line with the idea that the same people who doubt you are inclined to doubt you just as much as you doubt yourself. The reason you might be so deeply offended by their doubt is because it all might be a reflection of how you see yourself. This isn’t saying that you “want” to doubt yourself. A lot of times it takes so long to notice and accept because it is a subconscious choice taught to us over the course of our life. Think of it in terms of the lessons you learned as a child. You are born believing you are limitless and magical even and overtime the adults in our life and even our peers are the ones who speak to us of limitations. We are all guilty of accepting those limitations and we begin to try to identify all the ways that we are limited. The super scary truth is that you are limitless. 5. Accept that you are unique. While this is similar to number one it doesn’t hurt to say it again but differently. It is ok to be inspired by others but understand that details of your journey will not look the same for you as it does for someone else.

6. The hardest piece of advice, accept that you already are everything you want to be. The only job you really have is nurturing what is already there to reflect whatever quality you to embody.

Vienna will host free flowing drinks all week for Art Basel

The Vienna Tourist Board and Art Basel in Miami Beach announce their inaugural partnership. The collaboration takes form in a green wine bar and an outdoor coffeehouse. To be erected within the fair’s Collectors Lounge, the Grüne Lounge (at 1901 Convention Center Drive, Miami Beach) will serve refreshing Viennese wines, grown within the city itself. In the adjacent Botanical Garden, a Vienna Coffeehouse will serve favorite Viennese coffee beverages in playful presentations.

Vogue dropped their preview of the always anticipated September issue. Within in minutes, Social media was abuzz and more loudly than normal. The proverbial “Queen Bey” sat upon the throne of the most coveted fashion tome in history. Instead of the standard high gloss, highly-edited shots of couture and unimaginable ready-to-wear, Beyoncé settles for a staunch white Gucci dress, Lynn Ban and RebelRebel floral head piece. Her make-up is plain. Her hair was braided underneath the splendor of florals that rest upon her golden tresses. Captured by the first black photographer for a Vogue cover (Tyler Williams), Beyoncé looks ethereal. She is essentially stripped of everything that makes her “Beyoncé The Entertainer;” the hair, the leotards, the make-up. For all the things that Vogue is (particularly for the September issue), Queen Bey has turned a blind eye to those things for the moment and this is important….

On the other perfectly manicured hand is Robyn Rihanna Fenty. It goes without saying that Rihanna (the singer, the brand, the woman), is the undisputed fashion and style heavyweight. Whatever she touches is gold. Whether she had your hair in a bob during her “Umbrella” days or fire engine red during her “Loud” phase, Rihanna is that GIRL. With being “that girl,” it should come as no surprise Rihanna graces the cover of British Vogue’s September issue; she does not disappoint.

Wearing a mix of Prada, Savage x Fenty and floral headpieces by Azuma Makoto, Rihanna shines. To quote the Edward Enninful (Editor-in-Chief of British Vogue and also a legendary fashion god),

“No matter how haute the styling goes, or experimental the mood, you never lose her in the imagery.” Rihanna’s cover is true to her; avant-garde. Brazen even but isn’t that what we’ve come to expect of Rihanna? Isn’t that what we expect from much lauded “Big Fashion Issue?”

I’ve been doing this for quite some time about 10 years to be exact and much like Miranda Priestly, as of late, I’ve become uninspired.

The world around us is suffering through a period of “excess.” You want longer hair? Buy it by the bundle. Bigger ass? Don’t worry, there’s a “doctor” on Sistrunk that’ll pump you up. You can cover your misery with your make-up; a little make-up and a little paint will make you look like what you ain’t. This is a world we live in; a world of instant satisfaction. This world of faux luxury and instant opulence has taken away the art of fashion. From Cristóbal Balenciaga down to Yves Saint Laurent, designers were lauded for their individualism and creativity…praised for pushing their creative limits to their peak. For crying out loud, Elsa Schiaparelli and Coco Chanel had a public disdain for each other’s designs. Neither one thought the other was creative enough but acknowledged that their styles were their own. Chanel, classic and consider modern now, had its followers but during that time Schiaparelli was considered the more visionary and effective at celebrating the individualism of customers.

Comparisons of two visions, both different in nature but universally looking to capitalize off the personal taste of consumers is dangerous all in its own. It sets us up for the mundane. Fashion is more than the clothes and the labels. Fashion and clothing evokes a whole mood. Which brings me back to Beyoncé’s cover….

Beyoncé—Instead of your typical glossy, haute couture chic street style that’s running amuck these days, she’s giving you something softer, something a bit more grounded in reality. The Afrocentric vibes are beating loudly. I see acknowledgments to the Orisha, Osun. There are yellow roses and carnations in headdress, the glittering gold (another favorite of the Orisha)…the sunburst headdress…I could go on. We are witnessing where her artistry has taken her. This isn’t about what Rihanna cover is doing and what Beyoncé’s isn’t. RiRi is going to slay every thing given to her; it is apart of being Rihanna. Fashion is Rihanna. Beyoncé isn’t a fashion “it girl.” This issue isn’t about how good Yoncé looks in Saint Laurent.

In the accompanying article, the Queen speaks to empowerment through each image. Whether it be about her body image, her pregnancy or heritage. What is is important to remember about this cover (Rihanna’s as well because she is the first black woman to cover the September issue of British Vogue), the Big Fashion Issue is usually the best selling and most coveted magazine of the year.

Combined with her being shot by Vogue’s first black cover photographer in its 126 year history…

This is a statement of her blackness on one of the most legendary magazines in the world. One of the most elitist magazines in the world.

This is deliberate…this is Beyoncé.
